Is the apartment or vacation home I see on the Internet the one I get?

Yes, we rent the specific property you see in full detail on our website. We believe that this is the only way to ensure your complete satisfaction with your accommodations. Google maps and clear photos are included in each listing.

Can I book the reservation or schedule a late arrival online?

With the Rio Management online reservation system you are able to:

  • Make Reservations and Payments Online
  • Request an Early/Late Arrival and/or Departure time
  • Request any other needed assistance while in Rio

What is required to make a reservation? 

When you find the property of your choice you can check availability and book the property online or call us at 1 (415) 655-1672 When making your reservation we require a 30% to 50% deposit depending on the rental period and property. The remaining balance will be due in CASH during Check-In as well as a fully refundable security deposit. (The amount of the required security deposit will vary depending on the selected property)

*In some cases clients may pay the full balance due via credit card, a direct deposit to a specified bank account, or by using Pay Pal. This service MUST be arranged and confirmed in writing prior to client’s arrival.

Standard Check- In time is between 2:00 pm – 6:00 pm on the scheduled day of your arrival.

Standard Check- Out time is between 8:00 am - 11:00 am on the final day of your rental period.


Early Check-In or Late Check-out : Confirmed Late Departures have a late check-out fee of US $80 for departures of up to 2PM (14:00) After 2PM (14:00) until 6PM (18:00) the greater of 50% of the bookable nightly rate or USD $120 will be charged. After 6PM (18:00PM) a full nights bookable rate will apply. All confirmed late departures are subject to availability of the rooms.

Unconfirmed Late Departures incur a penalty charge of USD $75 per hour after 11AM up until 2PM (14:00), after this a full nights charge will apply.

Let us know in advance if you know you need an early check-in or check out and we can try too accommodate these requests subject to availability and fees for exceptional requests.

Cancelation and Refund Policy Cancelation of a reservation by the client will result in a forfeit of the total amount of the required reservation deposit paid to secure the reservation. To protect against cancelations caused by certain unforeseen events, such as illness, we recommend that guests purchase travel insurance to assure refund of deposits paid.

Rates- Special Events / Holidays All rates are subject to change at any time, please note that New Years, Carnival and other special events/holidays such as World Cup and the Olympics do not have published rates. Please request a rate quote for all special events/holidays. A minimum stay of 7-10 nights may apply to some special events/holidays.

Other Charges and Fees that may apply If paying with a credit card a 4%- 9% credit card processing fee will apply. (You may be also subject to paying a local tax of 9% - 18% if you decide to pay the total balance using a credit card) Other payment types include direct deposits into a Brazilian, US, European bank accounts as well as Pay Pal. Cash payments in USD, Euros or Brazilian Reais are accepted at the time of check-in at exchange rates to be determined by Rio Management staff.

How will I receive my confirmation and arrival instructions from Rio Management All confirmation and arrival instructions will be sent via email. To make certain you receive these emails, please adjust your spam filter to add our domain name Rio Management to your list of accepted email addresses. You will receive a reservation confirmation including detailed arrival/check-in instructions via email after paying the required reservation deposit. Is there shopping, restaurants nearby? Yes, most of our properties are within walking distance of shops, restaurants and public transportation.

How many people are allowed to stay in each apartment or home? Occupancy varies for each specific property and may not exceed the amount of persons as stated on the link for each specific property. Maximum occupancy includes infants and/or children. Please check the specific occupancy information provided for the property you are interested in. (some properties may have a different occupancies than that stated in the general occupancy guidelines below)

The following outlines the general maximum occupancy for each apartment or home, unless otherwise stated in the property description: 1 bedroom property sleeps maximum of 2 persons, 2 bedrooms property sleeps maximum of 4 persons and a 3 bedroom property sleep maximum of 6 persons.

The majority of our properties are located in residential buildings/areas, we ask all of our guest to respect the neighbors and building regulations at all times during your stay.

If your group structure consist of single men, young person’s traveling together and you may have guest visit the property please let us know prior to making your reservation as some properties are more guest friendly than others. Please keep in mind when placing your reservation that excessive noise levels, high numbers of guest entering/exiting the property and conducting parties in any property may result in immediate eviction from property and forfeit of all monies paid to include security deposits.

Is there air conditioning? Yes, most of our apartments and vacation homes have air conditioning, some units may only have air conditioning in one room (this may be the living room or bedroom) we try to state the number and locations of air conditioners for each property under "Amenities" on the property page, so be sure to check for specific information regarding the location and number of air conditioners in each property.

Is there a fully equipped kitchen in all apartments/vacation homes? Yes, most apartments and vacation homes have a fully equipped kitchen or kitchenette including: Refrigerator, stove (except studios), microwave, dishwasher (except studios), coffee maker, toaster, pots & pans, dishes, glasses, silverware and cooking utensils, iron and ironing board, broom, and dust pan. Please check each property under "Amenities" on the property page for more details about the kitchen for a specific property. Hair dryers are not included.

Is bed linen and towels provided? Yes, all bed linen and towels are provided to our guest in each apartment or rental home. (Beach towels are NOT provided) Is the apartment / vacation home cleaned daily? No, the apartment or vacation home is cleaned before your arrival and after your departure. You can request a Mid-stay Clean at an additional charge as an option during the reservation process, A Mid-stay Clean includes: changing linens and towels, cleaning all bathrooms, kitchen area, dusting, sweeping and mopping and refreshing your starter paper products.

What sort of extras are provided in the units? Most of our apartments/vacation homes offer free high-speed internet (Wi-Fi), Cable TV / Satellite TV. In some rare instances you may experience outages with the Internet / cable TV / satellite if this does occur during your stay we will do our best to resolve the issue, however the issue may be beyond our control and due to the provider’s equipment/maintenance.

Rio Management is not liable for internet / cable TV / satellite outages due to rain /electrical storms or service provider’s system maintenance and will not be grounds for client to vacate property and request refund of monies paid.
